Energy Performance Certificates (EPCs) were introduced as a legal requirement in 2007. An EPC is mandatory whenever a property is built, sold or rented. Once issued, a certificate remains valid for 10 years.
An EPC provides a clear assessment of a property’s energy efficiency, rated on a scale from A to G, with A representing the highest efficiency and lowest running costs. The certificate also includes recommendations for improvements and shows the potential rating your property could achieve once these improvements are made.
In addition to energy performance, EPCs display the estimated carbon dioxide (CO₂) emissions of the property, measured in tonnes per year. The report outlines how these emissions can be reduced through recommended energy-saving measures.

SAP (Standard Assessment Procedure) calculations are a regulatory requirement for all new-build dwellings or properties created through conversion or change of use. These calculations assess compliance with building regulations and evaluate the overall energy efficiency of the development.
Using architectural drawings, technical specifications and build details, SAP calculations determine how efficiently a property will use energy. The assessment measures factors such as insulation levels, heating systems, ventilation and renewable technologies, providing a clear indication of the dwelling’s expected performance.
The results not only demonstrate whether the property meets required energy standards—they also provide insight into predicted energy running costs and potential improvements to enhance efficiency.

An Inventory and Schedule of Condition Report provides a detailed and accurate record of a property’s contents, fixtures, fittings and overall condition at the start of a tenancy.
Each room is individually documented, with every item recorded from flooring and décor to fixtures, furnishings and appliances. High-resolution photographs accompany the report to clearly support and evidence the condition of the property and its contents.
