Energy Performance Certificates were introduced in 2007 and are a legal requirement for a building to be sold, let or constructed. Once obtained, An EPC is valid for 10 years. The most efficient homes - which should have the lowest fuel bills - are in band A. The Certificate will tell you on a scale of A-G, the energy efficiency of your home along with the potential scale after improvements are made, with 'A' being the most efficient home.
Better-rated homes should have less impact through Carbon Dioxide (CO2) emissions, the EPC will show the amount of CO2 emissions produced by that property in tonnes, and will advise on the amount this could be reduced.
Standard Assessment Procedure, specific to a new build dwelling, or dwellings created by conversion or change of use are required to have SAP calculations carried out. Calculations for a new dwelling are produced using the drawings, plans and specifications to the development being assessed, this is the method we use to measure energy performance in newly created homes in the UK and outlining the energy efficiency of the build. The calculations also allows a comparison to be made of the energy running costs of the dwelling.
Inventory and schedule of condition report, this document lists the contents, fixtures and fittings of a property providing descriptions of each room and each item in that room from floor coverings to ceilings, accompanied by high resolution pictures to support the condition. Everything is included in the report and separately itemised from the front door to every last miscellaneous item; all fixtures, fittings, furnishings and decoration. General condition overviews and a cleaning schedule are also included.
